First-Time Homebuyer Programs · Massachusetts
Big News for MA Homebuyers:
Get Up to $25,000
in Interest-Free Assistance
If you've been dreaming of owning your first home in Massachusetts but have been sidelined by high upfront costs — this changes everything.
This week, Governor Maura Healey and MassHousing announced a major expansion to the state's homebuyer assistance program. To help more middle-class residents bridge the gap to homeownership, the state is now offering up to $25,000 in interest-free downpayment assistance — backed by a $25 million investment from the Healey-Driscoll Administration.
At Zander Realty Group, we know that the biggest hurdle for most first-time buyers isn't the monthly mortgage — it's the "cash to close." This new initiative is a genuine game-changer for our clients and neighbors across the Commonwealth.
What's New?
Previously, this assistance came with a 2%–3% interest rate. Under the new program, this funding is now 0% interest with deferred repayment — meaning no extra monthly payment on your assistance loan.
The money can be used for:
- → Your downpayment
- → Closing costs
- → Prepaid mortgage insurance
- → Buying down your mortgage interest rate
Who Is Eligible?
This program is specifically designed to help the "missing middle" — residents who earn a good living but are being priced out of the current market. You may qualify if:
|
✓
|
You are a first-time homebuyer |
|
✓
|
You lock in a MassHousing mortgage between April 27 and July 31, 2026 |
|
✓
|
Your income falls within the new limits — up to 135% of the Area Median Income |
Income Limit Examples by Area
| Region | Household Income Limit |
|---|---|
| Eastern Massachusetts | Up to $205,335 |
| Worcester County | Up to $165,645 |
| The Berkshires | Up to $137,565 |
| Hampden County | Up to $129,870 |
Why This Matters Right Now
The Massachusetts housing market is competitive, and every dollar counts. By removing the interest on these assistance loans, the state is making it significantly more affordable to get your foot in the door. As Governor Healey has noted, this program is designed to help families build their futures right here in Massachusetts rather than being priced out.
"We see owning our home like an investment for the future. We hope to grow our family and now we have something for us."
— Ilse Bellido, MassHousing Recipient
